Town Centre Mixed-Use Development

OTL Consulting Group was engaged to manage the planning approval process for a large-scale mixed-use development on Fisken Street, Ballan. The proposal comprised five ground-floor commercial tenancies with residential dwellings above, delivering a high-intensity, town-centre outcome consistent with local activity centre objectives.

Land Use and Built Form Approvals

The project required planning approval for both land use and buildings and works, including a waiver of statutory car parking requirements. OTL prepared and coordinated the planning submission, addressing policy alignment, urban context, amenity impacts and functional operation within a constrained township setting.

Consultant Management and Delivery

The $3.5 million project involved coordination of multiple specialist sub-consultants, including a building designer, site surveyor, stormwater engineer, arborist and other technical advisors. OTL acted as lead consultant, integrating technical inputs into a single, robust approval pathway supporting a commercially viable outcome.
