A design-led 10-lot subdivision where EDQ delivered the subdivision layout, landscape plan and planning permit application from start to finish, including managing objections and Council negotiations to achieve approval.

Subdivision design from the ground up

This project involved the full design and delivery of a 10-lot residential subdivision. Prior to lodgement, we designed the subdivision layout from scratch, resolving access, lot configuration, servicing and neighbourhood character considerations to create a compliant and market-ready outcome.

Integrated planning and landscape design

In addition to preparing the planning permit application, we delivered the landscape plan in-house, ensuring a coordinated response to Clause 56 requirements, neighbourhood character policy and Council expectations. This integrated approach strengthened the application and reduced reliance on external consultants.

Managing objections and approvals

The application attracted multiple objections, which we addressed through detailed written responses and direct engagement with Council. By clearly articulating the planning merits of the proposal, the subdivision was successfully navigated through the assessment process to approval.
